About this consultation

This consultation page is intended to inform you about the emerging proposals by Dakota Evans Hotels Limited (the Applicant). The proposals are for Hotel Development (Class 7) with ancillary restaurant and bar at 108-114 and 116 Dundas Street, Edinburgh.

The proposed hotel retains the same approved building line, massing and architectural expression as the previously consented residential scheme. The façade on Fettes Row remains recessed, exactly as approved, and will not project to the railing line. The existing railings will be retained, along with the lower-level lightwell and its buttress walls. The landscape treatment above the retained buttress walls will be enhanced, improving the setting and overall appearance.

The overall scale and presence of the building as experienced from the street remain consistent with the consented scheme. The current proposal relates primarily to a change of use and internal alterations.

A Proposal of Application Notice (PAN) (application reference: 25/06640/PAN) was approved by City of Edinburgh Council on 6th January 2026.

In accordance with The Town and Country Planning (Pre-Application Consultation) (Scotland) Amendment Regulations 2021, two public consultation events have been undertaken to discuss the proposals and seek public comments.

The first event took place on 21st January 2026 and the second event on 18th February 2026 (4pm-7pm) at the Stockbridge Parish Church, 7b Saxe Coburg Street, Edinburgh.

  • Spring 2026 – Planning Application Preparation and Submission
  • Autumn 2026 – Planning Application Determination Period

Once a planning application has been submitted, the full range of supporting documents will be available for public viewing, and you will be provided the opportunity to make formal comments to City of Edinburgh Council as planning authority.
