Erection of mixed-use development comprising hotel with ancillary café, office and associated public realm improvements, improved active travel links, landscaping, EV charging infrastructure, cycle and car parking, servicing, and access.
The application for planning permission was submitted in September 2022 and was unanimously minded-to-grant at planning committee on 17 March 2023 subject to signing of a S75 legal agreement.
Design and massing of the development in terms of setting and views from adjacent Edinburgh World Heritage site boundary, conservation area and listed buildings; creation of new public realm, active travel routes and improved ‘place’ alongside Haymarket Station and tram; creation of a modern office (net zero in operation) to help meet council net zero ambitions.
SHP was engaged in a productive and iterative pre-application enquiry with The City of Edinburgh Council, also involving Historic Environment Scotland, Edinburgh World Heritage and Edinburgh Trams, extensive proactive public consultation/engagement with elected members and community councils as part of the PAN process, planning strategy and advice, preparation and submission of the planning application and development of a close working relationship with the council application case officer to ensure a smooth/clear planning application and committee process, continued dialogue with the case officer through condition discharge and the process of signing of the S75 agreement. SHP worked closely with project team in preparing both the Planning Statement and Pre-Application Consultation Report, liaising with the team on design evolution and advising on/contributing to other supporting documents. Haymarket Yards has since been shortlisted for the Scottish Design Awards 2023.
