Erection of office (class 4) and associated public realm, landscaping and cycle parking at 20 Haymarket Yards, Edinburgh.

The application for planning permission was submitted in January 2024 and minded-to-grant under officer delegated powers on 30 April 2024 subject to signing of a S75 legal agreement.

Key issues include design, scale and massing. Daylight/sunlight considered acceptable given dense city centre location. Setting and views from adjacent Edinburgh World Heritage Site boundary/conservation area/listed buildings. Improved ‘Place’. Significant economic benefits to the city. Net zero in operation to help meet council net zero ambitions. Active frontage on ground floor (Class 1A) subject to separate consented planning application.

SHP was engaged in a productive and iterative pre-application process with The City of Edinburgh Council and provided applicant strategic planning advice on application approach given planning history for a wider permission for hotel and office development. SHP worked closely with project team in preparing the Planning Statement, liaising on design evolution and advising on/contributing to other supporting documents. Preparation and submission of planning application. Close working relationship with The City of Edinburgh Council case officer ensured a smooth/clear planning application consenting process.
