PBSA Development at 140 Causewayside, Edinburgh

Minded to Grant (ref: 25/04488/FUL) obtained for the demolition of existing office building and erection of purpose-built student accommodation development with landscaping and other works.

Key matters include the site’s location adjacent to Conservation Areas and Listed Buildings; compliance with amenity standards; the character of the area, particularly in relation to the concentration of student accommodation; the demolition of the existing office building; improvements to the public realm; and the delivery of a high-quality design that adds to local views.

SHP was engaged in a productive pre-application enquiry with The City of Edinburgh Council; undertook extensive and  proactive public consultation/engagement as part of the PAN process; provided planning strategy and advice during a time of fluctuating planning policy requirements; preparation and submission of the planning application and development of a close working relationship with the Council to ensure a smooth/clear planning application and committee process. SHP worked closely with project team in preparing both the Planning Statement and Pre-Application Consultation Report, liaising with the team on design evolution and advising on/contributing to other supporting documents. Case officer discussions were handled sensitively and resulted in an Officer and Development Management Sub-Committee.

The application for planning permission was submitted in September 2025 and was unanimously minded-to-grant at Development Management Sub Committee in January 2026.
