Erection of student accommodation (Sui Generis) development with commercial /retail floorspace (Class 1A) at 185 – 187 Dundee Street & 4 Dundee Terrace, Edinburgh.
The application for planning permission was submitted in January 2024 and was nearly unanimously minded-to-grant at planning committee on 29 May 2024. The application was subsequently granted on 26 June 2024.
The site formed a challenging location, siting prominently within the street view of Dundee Terrace and Dundee Street and varies considerably in levels from the southern to the northern boundaries. Other challenges include creation of new public realm and foot path on Dundee Terrace; development of underutilised site; improved public realm; respecting neighbouring tenement development and creation of modern and 100% electrical PBSA development with renewable energy generation.
SHP was engaged in a productive and iterative pre-application enquiry with The City of Edinburgh Council, undertook extensive and proactive public consultation/engagement with elected members and community councils as part of the PAN process, planning strategy and advice during a time of fluctuating planning policy requirements, preparation and submission of the planning application and development of a close working relationship with the council to ensure a smooth/clear planning application and committee process, and swift progress to resolving contribution requirements. SHP worked closely with project team in preparing both the Planning Statement and Pre-Application Consultation Report, liaising with the team on design evolution and advising on/contributing to other supporting documents. The proposals have received significant positive feedback on the design response for the site.
