Purpose-built student accommodation development (Sui Generis) with associated amenity space and landscaping at Otago Lane in Glasgow.
The application for planning permission was submitted in September 2024 and was unanimously minded-to-grant at hearing in December 2025.
Key matters include location within Conservation Area and adjacent to River Kelvin which is located within City-Wide Site of Natural Importance for Nature Conservation (SINC); compliance with amenity standards, community benefit through landscaping and community areas; improved public realm; proximity to University of Glasgow; high-quality design adding benefit to the key local views.
SHP were involved in pre-application discussions with Glasgow City Council engaging on key matters relating to this major development and simultaneously undertaking statutory public consultations. Along with the applicant team, SHP assisted in design evolution taking the planning officer’s and public comments into consideration. Engaging with all the consultants on supporting documentation, a planning application was submitted in September 2024. SHP engaged with applicants, architects, key consultant team and Glasgow City Council to steer the proposals through challenging constraints (flood risk, land contamination, waste management, key views, student concentration, public realm, design treatment, sustainable drainage, community benefit etc.), SHP engaged with the case officer and PR consultants during the planning committee in September 2025 and committee hearing in December 2025. SHP steered the applicant team towards robust presentation and responses during the committee hearing, following which a successful minded to grant was allowed unanimously.
