Carrick Street PBSA, Glasgow

Purpose-Built-Student Accommodation and short stay (non-term time) accommodation, with commercial unit (Class 1A or 3), landscaping and associated works.

Application for planning permission was submitted in October 2024 and minded-to-grant (Officer delegated decision) was received in April 2025 subject to a Section 75 legal agreement.

Key matters relating to the application include – City Centre Densification; Repairing Broomielaw District; Connected River Clyde; Commercial ground floor active frontage;  Retention of adjacent Glasgow Mission building and woven into design concept; development of unsightly brownfield site; vastly improved public realm retaining east-west route to south; strengthening city block.

SHP was involved in providing strategic planning advice and engaging in productive and iterative pre-application enquiry process with Glasgow City Council planning and urban design teams. Extensive and  proactive public consultation/engagement with local community, Glasgow Mission, elected members and community councils as part of PAN process. SHP worked closely with project team in preparing both the Planning Statement and Pre-Application Consultation Report, liaising with the team on design evolution and advising on/contributing to other supporting documentation; preparation and submission of planning application. SHP had a close working relationship with council planning case officer to ensure a smooth/clear planning application process in receiving a Delegated Officer decision.
