Change of use from residential (Class 9) to short-term let accommodation (Sui Generis) – 3 bedroom. The application for planning permission was submitted in October 2024 and granted at DM Sub-Committee in accordance with Officer recommendation on 26 February 2025.
The kay matters consisted of loss of residential accommodation, development in the countryside, amenity provision, demonstrable economic benefit and access to active travel/public transport. SHP prepared both the Planning Statement and Local Economic Benefit Statement, collaborating closely with the client on the latter to create a strong argument given loss of residential. SHP built up a strong relationship with the case officer, agreeing appropriate extensions of time for determination to maintain flexibility. It was concluded that the loss of residential accommodation was outweighed by demonstrable economic benefits.
